    the Bradleys spectrum of Taunton in Somerset It is safe to say that the bar was set incredibly high with the standard of performance throughout the year from individuals and offices alike as quite simply outstanding Having been awarded the title of The Best in the UK for second year in a row from the independent review website allAgents what else would you expect The compere for the evening was Director Mike Dibble who started off celebrating those incredibly loyal staff who have been with the company 20 years Tracy Manning Torquay Karen Griffiths Paignton Karen Richardson Torquay Diana Simmons Budleigh Salterton and Sharon Webber Paignton Following the 20 year service awards were those celebrating 10 years with the company James Carden Teignmouth Anne Fidler Exmouth Elizabeth Lee Exmouth Will Mullen Paignton Neil Bailey IT Manager Sue Parker Customer Services and Claire Taylor Plymouth Mannamead The atmosphere was electric and 150 strong audience were well and truly warmed up when the announcement for the Luxury Homes Office of the Year presented by Director Richard Greetham was awarded to the Budleigh Salterton office This award was followed by Bradleys Manager of the Year presented by Managing Director Francis Marshall and awarded to Newquay s Michelle Rich Office of the Year which is always hotly contested was narrowed down to a top three of Paignton Newquay and Brixham The winner was announced with Brixham being triumphant and a rather enthusiastic Manager in Christopher Mitchell and his team collecting the award from Commercial Director Lyndon Bent The final award of the evening Employee of the Year was presented by Group Chairman Brian Bradley with 10 nominees all fully justified for being seen as the cream of the crop in 2014 After a tense build up it was awarded to one of the company

    Tweet Fri 05 Dec 2014 The Chancellor has announced as part of his Autumn Statement that he has revised the structure and thresholds of stamp duty to deliver a fairer and more efficient system which will be of vast benefit to 98 of property buyers The main points are that the tax is much more smoothly graduated as well as costing significantly less on transactions below 937 000 The benefits will be to make it much easier to buy property in the lower and middle ranges of the market whilst the only losers are where the tax paid is on transactions above 937 000 where the buyers can arguably afford more to subsidise those who are struggling to get on to the ladder at the bottom The new scales of Stamp Duty are as follow 0 125 000 Zero percent 125 001 250 000 two percent 250 001 925 000 five percent 925 001 1 500 000 ten percent Above 1 500 000 twelve percent By removing the slab sided effect of the tax and making it a more gradual effect by only charging the higher amounts on the difference above each banding the dead areas of valuation have been brought back to life Previously everyone knew that nobody would pay 260 000 for a property because of the huge change in tax between 250K and 260K That normally meant that those properties that should have been worth just over 250K never realised their true value Now with the graduated system the tax will no longer create barriers This is extremely good news for the market and the economy in general and will certainly encourage an increase in transactions Those who were struggling to afford the additional costs of moving have just received a massive helping hand With Mortgages set

    rental returns in our region this year as the market can only sustain so much growth to attract quality tenants This creates a quandary for Buy to Let Investors looking to buy in the current market as their yields are being squeezed by modest house price increases However with my 37 years in the property industry I see this as an opportunity especially for those with a longer term view A recent report in the trade press suggested that rental yields had a North South divide across the country with the North outstripping performance So that means we should all go and acquire our Buy to Lets in the North doesn t it Well No As Investors we always maintain a degree of emotion in our purchase of properties and by retaining an emotional and practical connection with our beloved West Country works in our favour over the longer term We have capital growth running at a higher rate than the North so over a year typically properties in the likes of Taunton Exeter and Plymouth are producing a better than 5 yield as in addition could also see a 3 5 growth in capital value thus outstripping capital growth in the North Of course it is imperative that when buying for investment emotions don t override a business mind set when making a purchase I always feel that when buying a property for your own occupation you will make a decision on a ratio of 80 emotion and with 20 business in mind In making an investment purchase this should be completely reversed I recently spoke to an investor with a substantial sum of money to invest who was considering a fabulous house with all bells and whistles in a highly sought after part of Exeter a very nice

    when if quarter 3 is included in the year to date which has still increased sales by 10 and the completions have only increased by 14 over this time last year when compared to 24 for the year as a whole This again shows the market is slowing Did I say the market is slowing Surely that is not what most people are hearing on the TV or reading in the news That however is a fact The supply and demand ratio is swinging back in favour of the buyer Until 3 months ago it was a definite seller s market there was a shortage of property to sell and more buyers than sellers so competition was fierce and prices rose In a relatively short space of time the position has reversed and now the supply of property is outstripping serious buyers and buyers are having to be tempted to buy Tempted to buy means only one thing the price has to be right I am certain that prices will not fall however I am aware that there are quite a lot of properties on the market where the vendors were aware of a rising market and priced optimistically accordingly Properties that have been on the market for more than 3 months will probably now need a reduction in price to be competitive with the new instructions coming on to the market Correct pricing is absolutely everything in the current market and when buyers can use the portals to compare the market in an instant is very obvious which properties are correctly priced and which are not Buyers are ignoring properties which they consider to be unrealistically priced but sales can still be generated quickly if the price is right and the presentation is good A couple of current good examples of reductions making the difference are Trefursdon at Callington and Tresidder at Helston Trefursdon which was on at 645 000 reduce to 600 000 as the client had done their homework and realised the price range they were looking in had dropped and their money would go further A sale was agreed in less than 3 weeks from a successful re launch at the new price Tresidder Mullion Helston This was reduced from 800 000 to 775000 and a sale was agreed within 3 weeks to a buyer who had already viewed from central London They had been watching the property waiting for a reduction They had also only viewed in the first place as they had seen our presenter led video and didn t trust agent s photos so the video worked They also shared the link of the video to builders and architects who were able to give quotes based on the video and floor plan The combination of correct price and comprehensive marketing worked quickly in both cases So what has caused the slowdown and what for the future The slowdown is easy to address Any uncertainty knocks on to the property market with a lack

    and his crew of 3 took part in one of the toughest power boat races there is The Cowes Classic The Cowes Classic is the longest running offshore powerboat race which is now in its 55th year It involves top class international teams racing from Cowes to Torquay and then back again which is approximately 200 nautical miles The stretch of water between the Solent and South Devon Coast is often regarded as one mean piece of water and that was reflected with 17 entrants which unfortunately fell to 14 by the start and only 12 that finished this prestigious race Following the race Nick commented After 200 miles and 6 hours of racing I have a rather aching body but that went really well The conditions were really rough in places and at times we were probably 8 feet out of the water at over 50 mph It was a great reception in Torquay with Torbay Council offering their support for this amazing sporting challenge and there were a number of people that saw the Bradleys sponsorship stickers and commented how they had sold or purchased through Bradleys Nick and his team of 3 finished second in their class being beaten by the mighty 1250 HP Dry Martini and are now planning the next power boating event Nick s boat HTS Perkins was built in 1969 for The Round Britain Race out of cedar wood and mahogany with diesel engines In 1971 she took the world water speed record for a diesel boat in 1972 won The London to Monte Carlo Race and was World Champion in 1979 Since then she resided in The National Powerboat Museum at Basildon until its recent closure Nick has restored her carrying out most of the work himself to full race spec with
