    combined with the Association of Residential Letting Agents ARLA have launched a TV campaign across the UK With our industry often receiving bad press from the actions of a minority it is long overdue that the public were reminded about the schemes for those that wish to adhere to industry standards and a strict code of conduct When I joined Bradleys all those years ago I was immediately impressed at how the company was set up with the customer in mind and therefore the highest level of service must be aimed for every single day with each and every client The independent review website allAgents co uk of which Bradleys are currently ranked 3rd out of over 12 600 estate agents across the country is another great way in which potential customers can see how estate agents perform based on someone s actual experience I check review websites for just about every purchase or service I take up and I am sure that most people do the same so why not do it for what most peoples biggest asset In the modern world with the internet providing so many options and yet the ability for just about anyone to set up an estate or letting agency service it is imperative that the public are informed or simply reminded about what to look for to provide them with peace of mind when they are buying selling or letting a house It is common place for customers to put all companies in the same basket and assume they all do the same thing when this is clearly not the case so this campaign is definitely a step in the right direction I hope this continues on a regular basis to ensure the general public are aware of what to look for when

    1 2 Mile Within 1 Mile Within 2 Miles Within 5 Miles Within 10 Miles Within 15 Miles Within 20 Miles Within 50 Miles Close More News Captain Lands The Bradleys Trophy Tweet Sat 16 Aug 2014 It is one of many great things I get to do in my job to present the trophy at the Ladies Golf Open To add to the event it was on a delightful sunny day in July when over a hundred ladies arrived at a beautifully manicured Woodbury Park Golf and Country Club for their annual Ladies Golf Open of 2014 Once again the battle commenced in hope of winning the coveted Bradleys Trophy Not deterred by the torrential downpour that arrived unexpectedly in the last 15 minutes of play the current Lady Captain of Woodbury Park Sara Beaven came in with a stunning round ahead of the field to lift the trophy The winning Visitor was Belinda McSherry from Tavistock Golf Club We at Bradleys have been very proud to support this superbly attended competition for many years as players attend from many clubs across the region in which the firm operate The excellent attendance is testament to the superb organisation of the WP Ladies Golf Committee and draw of such a prestigious and delightfully appointed venue at Woodbury Park Sara went home very satisfied with the superb efforts made by her organising committee lead by Betty Pledger and with a home win for the first time in a few years with her name on the Trophy to boot Sadly Betty stands down from the organisation next year but makes way for Jacky Jacobs under the Captaincy of Maggie Thomas for another brilliant event in 2015 Oh and yes happily supported by Bradleys Estate Agents where once again I hope to be

    prices Taking an interest in all things housing the article invited me to see whether my home had increased in value faster than my salary during the last year based on the usual put your postcode in a box format I thought this was worth a try and using the wonderful BBC regional computer programme I was told that in Taunton Deane the average house price had gone up by just 3 Having put in my monthly earnings I was told to keep up with the day job How so when the BBC on the same page had countless articles saying how the housing market was booming This raises some questions Clearly this article is available nationwide but is totally centred on the London market and based on a property price bubble that only covers ten square miles of the UK Together with countless documentaries I have listened to or seen on the BBC there is a perception that house prices throughout the UK are spiralling out of control yet their own data tells a very different story This is at best confusing However as a property owner in the South West of the UK I may be mistaken in thinking that my own property value is rising on a daily basis I know this as on Saturday at the various events I attended countless friends and home owners approached me asking how the property market was doing with a knowing glint in their eye expecting me to confirm they were indeed sitting on a personal goldmine I hate to be the bearer of bad news Certainly the market has improved but our own statistics suggest at best there has been a maximum of a 5 rise in property values in some SW areas But be aware of averages as each town is different and in some pockets within the South West we have seen no growth or even a negative growth within the same period The BBC is an institution and so is the Government Treasury and the Bank of England If the latter two gain their information from the BBC or any other London centric institution clearly the message is now damp down the market before the bubble bursts which they have sort of done through political nudging over the past few weeks This tampering of the market on a macro scale is not helpful unless you live in London and at worse can be detrimental to more fragile markets throughout the UK However vendors don t hear this but BUYERS do At the coalface of Estate Agency it is a difficult message to give to vendors at valuations when the high expectation of the value of a vendor s house fuelled by media speculation has to be dampened when told the value of homes in that area have only risen in the last year by single digit percentage increase Beware of the agent in each town that will tell the vendor what they want to hear rather

    the breeze a little lighter at around 10 14 knots on the final day there were some different faces at the front of the pack and the finish was incredibly close Robert Tregear s Per Elisa 1989 Ceccarelli the last one off half tonner ever built came into her own and gave Swuzzlebubble a run for her money although they couldn t quite save their time and Swuzzlebubble won by 23 seconds Third place went to Frederic Waniart s diminutive Maeva 1974 Mauric who beat General Tapioca for third by a mere 0 16 seconds Our overall winner Peter Morton s Swuzzlebubble 1978 Farr had already been confirmed but still came out to race purely for the joy of it The remaining podium positions were confirmed as Bernard Fournier Le Ray s Brittany Drizzle 1978 Berret evaded one final challenge from her sister ship General Tapioca owned by Philippe Pilate to claim second place with General Tapioca taking the third step on the podium At the prize giving each of the skippers was invited to the podium to receive an invitation to the 2015 Half Ton Classics Cup which will be held in in Nieuwpoort Belgium from 17 23 August and to say a few words about the regatta They were universal in their praise of the Sport Nautique Saint Quay Portrieux for their organisation of the regatta of the Half Ton Classics Class for their work behind the scenes and of their crews and fellow competitors for the incredible competition fun and camaraderie they have experienced this week And finally we came to the most important presentation of all The Half Ton Spirit Trophy which is awarded to the team which in the opinion of the Class and the Regatta Committee truly embodies the extraordinary spirit of the class

    are on our way into a normal and stable market where if a property is placed on to the market it will have to be correctly priced to obtain any interest from the very internet savvy buyers who can tell to within a few thousand pounds if a property s owner is being ambitious with their price or not This is where it is essential to use a good agent if you are thinking of selling and where the internet style agent will fall down You need expert professional advice from an agent with years of experience and comparable evidence to confirm the price being quoted So why buy now What about the risk of a price bubble Will mortgage rates go up Firstly buying now is the only thing to do as with Help to Buy still available a mortgage can be obtained at a very modest cost and whilst the current rock bottom interest rates will undoubtedly come to an end towards the end of this year or early next year Mark Carney the Governor of The Bank of England has committed to only slow and small increases to be sure of not damaging the improving economy The Mortgage Market Review has come in to force recently and this has seen Lenders be forced to look into the affordability of a mortgage for an individual s circumstances as well as if they just fit the lending criteria The effect of MMR is to create a massive back log in mortgage applications if dealing with a lender direct My advice is to use an Independent Mortgage Broker who is not hampered in the same way as the Lenders themselves I have heard the recent statistics from lenders are 5 weeks to gain an initial appointment and 17 weeks to issue a mortgage offer The Bradleys Mortgage Advisors are completely independent so can offer the best rates and get the offer out in 3 4 weeks under normal circumstances There is absolutely no need to be concerned about a price bubble There is much speculation in the press and from politicians about the housing market and if it is running the risk of overheating There is certainly a problem in London where the market is being fuelled in an unsustainable level mostly by foreign buyers looking to invest in the Capital I am pleased to hear that even London is now starting to slow slightly from what was happening in the first few months of the year Outside of London there was a small surge in activity early in the year but this is now just performing as a normal market Speaking as an agent who operates in Devon Cornwall and Somerset Bradleys have 33 offices covering from Taunton to Penzance so I am well placed to report on real figures that cover the whole region The first half of 2014 has seen both sales and exchange prices rise by 6K or 3 compared to the first half of 2013
