    Meet the team Our approach Awards Testimonials Careers Contact us 0845 345 6788 Share News Insight Over half of new build homes too small for modern family life 03 12 15 Written by Paul Martins Over 50 of the new build homes on the market today are unsuitably small for the lifestyles of the families who will live in them According to new research published by the Royal Institute of British Architects RIBA thousands of families are being deprived of the space needed to live comfortably and cohesively due to the ever decreasing size of new build homes The report entitled HomeWise Space Standards for Homes reveals that on average buyers of a new three bedroom house are missing 4sqm the size of a family bathroom and that these homes do not accommodate a growing family or ageing relatives The smallest three bedroom homes are missing space equivalent to an entire double bedroom The survey also found that homes in Yorkshire are by far the smallest in England with the average three bedroom home measuring 25sqm less than its London equivalent At 84sqm this works out as being a double bedroom and family room smaller than the average family home in London RIBA is calling for an end to the building of sub standard homes and is using this research to make the case for an urgent amendment in legislation currently passing through parliament The Institution says that the rules introduced in October 2015 do not go far enough and that they make the whole process onerous and overly complex Currently the space standard doesn t apply to all new homes for example for housing developments that are created under new rights that allow the change of use from office to residential use RIBA says in its report It is

    loan amounts based on the experience of the landlord and the type of transaction The lender an arm of OneSavings Bank plc has revised its rental cover rates on transactions for the following property types A single dwelling or a house in multiple occupancy HMO or a student let with fewer than four letting rooms A property that was purchased or re financed via a Limited Company and is a single dwelling or a house in multiple occupancy HMO or a student let with fewer than four letting rooms A freehold block title of land with fewer than four residential units The rental cover rates for the above transaction types are based on a mortgage interest rate 0 35 or 5 whichever is higher and are assessed as follows A 110 rental cover at the applicable stress rate may be considered for experienced landlords who own three or more buy to let properties where the blended portfolio rental income exceeds 125 based at a 5 notional interest rate This is available up to 75 LTV Where blended portfolio rental income is not being used a 125 rental cover will be applied for landlords who own three or more buy to let properties including the subject property Whereas a 130 rental cover will be applied when a landlord owns fewer than three buy to let properties Where the loan is for one of the following transaction types a different rental cover will apply still based at the mortgage interest rate 0 35 or 5 whichever is higher An HMO or multi student let with four or more letting rooms A property that is purchased or re financed via a Limited Company and the property is a single dwelling or HMO or multi student let with four or more letting rooms Freehold

  • What is a consumer buy to let mortgage? | Mortgages for Business
    it is and what it could mean for you With the exception of letting to your family the UK buy to let market is currently unregulated by the Financial Conduct Authority however from 21 March 2016 this will change for any transaction classed as consumer buy to let as the Mortgage Credit Directive is introduced The Mortgage Credit Directive MCD is a piece of European Union legislation that aims to bring together regulation of the property market bringing with it tougher application and affordability requirements Most of these rules have already been implemented for residential mortgages however buy to let has always avoided regulation until now This new legislation has been brought in with the aim of providing a distinction between accidental landlords who may need consumer protection and professional landlords who operate their portfolios as a business A professional landlord is defined as someone already renting out a property or getting a mortgage for the specific purpose of running a buy to let business In this instance a Let to buy will only be a consumer buy to let if there is only one property let out The legislation lets a borrower declare if they are acting as a professional rather than a consumer Business buy to let definition according to the HM Treasury For the majority of buy to let transactions the borrower is making an active decision to become a landlord an activity for which they will receive an income and for which they will be taxed as a business In addition they will have to comply with a number of legal obligations placed on landlords for example around fire and electrical safety standards and the use of a government backed tenancy deposit scheme In the government s view these are characteristics of a business rather than a consumer activity and therefore do not propose such borrowers need to be covered by an appropriate framework under the MCD Consumer buy to let definition according to the HM Treasury There are some situations where borrowers do not seem to be acting in a business capacity Examples of this may be where the property has been inherited or where a borrower has previously lived in a property but is unable to sell it so resorts to a buy to let arrangement In these cases the borrower is a landlord as a result of circumstance rather than through their own active business decision The government s view is that such borrowers are consumers and would need to be covered by an appropriate framework In practice a consumer buy to let transaction will be treated in a similar way to a residential mortgage so more paperwork and stricter affordability tests meaning affordability will no longer be based solely upon the rental coverage Lenders will have to issue a key facts document which will be known as a European Standardised Information Sheet ESIS For most of you this new legislation will not have any impact on your future applications and the majority
