    that damage is likely to be caused has been caused this circumstance will be treated as a cancellation by you the hirer The hirer must ensure that only reasonable amounts of electricity gas and water are consumed The hirer must not carry out any hazardous or other activity in or around the property of which any policy of insurance affected by us may become void or voidable or as a result of which the rate of premium on any such policy could be increased Bookings cannot be accepted from persons under 18 years of age Group bookings of single sex parties must notify us prior to booking we reserve the right to refuse a booking Safety deposits may be required PLEASE NOTE The lodges have a NO SMOKING policy Next 3 points apply only to hirers bringing dogs this must be approved and paid for at time of booking When outside at Rural Roosts or on the Manor Farm premises dogs must be kept on a lead at all times Dogs must not be allowed on furniture beds the hirer will be responsible for any damage or cost due to necessary additional cleaning caused by unsociable dog behaviour Dogs must not be left in the lodges unattended at any time HOT TUB USE Barn Owl Cottage Swan Lodge Badger Lodge Little Owl Lodge You and your party are reminded that you are responsible for your own safety whilst using the hot tub All reasonable care must be taken and all rules conditions of hire must be obeyed Failure to observe these rules may result in the hot tub being closed immediately for safety reasons Every effort will be made to keep the hot tub open at all times however as it takes 24 hours to change and reheat the water there may be occasion when it has to be closed due to maintenance CONDITIONS OF HIRE HOT TUB AGREEMENT AT RURAL ROOSTS 1 Any guests with health concerns MUST consult their GP before using our hot tubs Particularly persons suffering from diabetes obesity heart disease and cardiovascular conditions low high blood pressure circulatory problems and so on 2 Any guests using medication MUST consult their GP before using our hot tubs particularly medicines that are likely to cause drowsiness affect heart rate circulation or blood pressure 3 Guests taking medication that can cause drowsiness such as tranquillisers anti coagulants anti histamines and so on MUST NOT use our hot tubs 4 Pregnant women are advised not to use hot tubs for their own safety as well as that of their baby 5 Any guest using our hot tubs with conditions mentioned in terms 1 4 does so at their own risk Rural Roosts will NOT accept any liability for any illness or injury sustained during use against this advice If in any doubt guests should consult their GP prior to use 6 Children using the hot tub must be over 10 years of age and supervised by a responsible adult

    environment for fishing These simple fishing rules have been put in place to help those who have come to us for a fishing holiday No matter what your skill level we hope you have a brilliant time on the lakes while staying with us RULES Please use the shed to store your fishing tackle No keep nets No carp sacks Strictly barbless hooks only Please use the landing nets that are provided in the shed at the back of your lodge please ensure they are left where you found them and in good order at the end of your stay ready for the next guest If you require more nets please let us know Larger landing nets provided at reservoir No peanuts No tiger nuts Ground bait in feeders and pole cup only Free offerings in moderation No lead core leaders No fixed leads No braided mainline All fish to be returned to the lake Please do not leave rods or equipment unattended at any time Night fishing is permitted on Lodge Lake only but please respect other guests by keeping noise and light to a minimum Fishing in Lodge Lake is included in price of holiday max 2 rods per person Fishing in Specimen Carp Lake Reservoir is now also included in the price of your stay 7am 9pm All equipment to be removed by 9pm nothing to be left overnight We reserve the right to close either lake for routine maintenance survey etc Guests will be informed in advance of this happening Most importantly of all please look after our fish please let us know if you find any fish that are not in good health Should you have any concerns questions please contact Tim 07887 533852 THESE WATERS ARE SUBJECT TO ENVIRONMENT AGENCY CHECKS ALL ANGLERS SHOULD

    Pine Lodges Activities Local Activities Fishing Cycling Extras The Roost Gator Rides Farm Tour Flowers by Design Special Occasion Handmade Cakes Handmade Lincolnshire Chocolate Breakfast Hampers Pamper Treatments Meet the Team Testimonials Blog FAQs Fish Netting on the Lake Posted on December 4 2014 by Office Once again the Rural Roosts Team have made the most of the opportunity the winter weather represents by undertaking further specialist fisheries management initiatives under the guidance of our professional Fisheries Consultant This year December 2014 we have focussed our attentions on the excellent Lodge Lake aiming to once again improve this pretty little fishery To date our work has included a full and extensive survey of the lake which provides us with the vital information we need in order to make your fishing and your stay with us the best it possibly can The survey included a full scale netting operation which saw huge stocks of common mirror carp common bream roach and rudd along with numerous other species as well as a few surprises such as a 3lb goldfish Lodge Lake was found to hold superb stocks of most native British species with a good mix of sizes offering excellent angling opportunities for both the novice and angling expert alike The total netting haul made in Lodge Lake weighed well in excess of 1 3 a tonne Both the Specimen Lake and the Lodge Lake have also had an additional stock of fish introduced to further enhance your angling experience In the Specimen Lake an additional 40 large carp have been added A generous consignment of sizable common bream roach and smaller carp will also be introduced into the Lodge Lake over the winter Under the expert guidance of our consultant our fisheries have continued to see a tremendous improvement in both
